S&P Global Ratings has elevated the credit standing of The Howard Hughes Corporation to 'BB+' from its previous 'BB' assessment. This enhancement in rating, according to Investing.com, is a direct consequence of the company's recent activities related to Vantage Data Centers.
The credit agency also revised its outlook for the real estate developer from "stable" to "positive," indicating a potential for further upgrades in the future. This move by S&P Global Ratings reflects a strengthened financial position and improved operational profile for Howard Hughes. The upgrade applies to the company's issuer credit rating as well as its senior unsecured debt.
Previously, Howard Hughes had entered into an agreement to sell a majority stake in its natural gas-fired power plant located in The Woodlands, Texas, to an affiliate of Atlas Holdings LLC. This transaction, valued at approximately $84 million, was a component of a larger strategy to divest non-core assets.
The capital generated from this sale, alongside proceeds from other divestitures, has been allocated towards reducing the company's outstanding debt. This strategic debt reduction has been a key factor in the improved credit assessment from S&P. The company has demonstrated a consistent effort to streamline its operations and focus on its core real estate development businesses.
The rating agency highlighted that the upgrade also takes into account the impact of the company’s joint venture with Vantage Data Centers in relation to the development of a hyperscale data center campus within The Woodlands Hills. This collaboration is expected to contribute positively to Howard Hughes Corporation's long-term financial stability and growth prospects. The company's proactive management of its asset portfolio and its focus on high-growth sectors like data centers appear to be resonating positively with credit rating agencies.
