Home Loan Demand Declines Despite Lower Rates
Last week saw a reduction in the number of mortgage applications, even though interest rates experienced a slight decrease. This suggests that the modest fall in borrowing costs was insufficient to significantly boost borrower engagement in the housing market.

Borrower interest in home financing decreased last week, despite a slight downward trend in the cost of borrowing. This indicates that the small reduction in interest rates did not sufficiently incentivize a large influx of new applications.
According to Mortgage News Daily, the overall volume of mortgage applications, adjusted for seasonal variations, fell by 2.5% for the week concluding on May 29. This downturn follows a period where application activity had already begun to soften.
The primary driver of this observed decline was a reduction in refinancing requests, which saw a 2% decrease compared to the preceding week. Despite this recent dip, the demand for refinancing remains notably higher than levels recorded during the same period in the previous year, specifically 20% higher. This suggests that while there is a weekly moderation, the overall refinance market is still performing above its 2025 activity levels.
New home purchase loan applications also experienced a decrease. This segment of the market saw a 3% dip from the previous week's figures. Similar to refinance activity, however, demand for purchase mortgages is still elevated compared to the same week last year, showing an increase of 19%. This indicates a continued, albeit slowing, interest in property acquisition.
The aggregate market index for mortgages, an indicator of total activity, reached 197.8. This number is slightly below the prior week's reading of 203.0. The purchase index, specifically tracking applications for new home purchases, registered 171.3, down from 176.6 the week before.
Refinance applications, which had been contributing more significantly to overall activity, came in at an index of 528.2, a decrease from the previous week's 538.9. The average interest rate for a 30-year fixed-rate mortgage with conforming loan balances decreased to 6.95% from the prior week's 7.02%, with points remaining unchanged at 0.65 for loans with a 20% down payment.
