The market for newly constructed homes in the United States demonstrated a significant resurgence across February and March, according to insights provided by Mortgage News Daily. This upward trend follows a period of reduced activity, with the latest figures indicating a return to levels consistent with the range observed over the preceding two years. Data released by the Census Bureau, catching up on delayed reporting, showed an appreciable rise in sales. Following a January total of 587,000 units, transactions climbed to 635,000 in February. The momentum continued into March, with sales reaching 682,000. This two-month upward trajectory suggests a stabilization in the market after a temporary downturn. This recent performance places home sales firmly within what analysts describe as a largely horizontal trend experienced in the new home sector over the last 24 months. The consistency of these figures, despite monthly variations, underscores a resilient underlying demand. Concurrently, the inventory of new homes available for purchase saw a slight reduction. The total number of houses on the market decreased marginally to 481,000. This represents a 0.4 percent decline from the inventory recorded in February and a more significant 4.6 percent reduction compared to the stock available at the same point last year. The pace of sales also impacted the calculation of months' supply, a key metric indicating how long current inventory would last at the prevailing sales rate. This figure dropped to 8.5 months, down from 9.1 months previously. A lower months' supply generally suggests a more balanced or competitive market for buyers. These combined statistics paint a picture of a new home market that has regained its footing, absorbing earlier declines and settling back into established patterns of activity and inventory management.
