New Home Builders Offer Incentives Amid Stable Pricing While Existing Home Values Decline
A recent analysis from Realtor.com and the National Association of Realtors reveals that new home builders are increasingly providing discounts, yet maintaining consistent list prices for their properties. This comes as the value of previously owned homes experiences a dip, creating a varied landscape for prospective buyers.

New housing construction in urban centers remains limited and often carries a higher price tag compared to homes already on the market, even as developers increasingly focus their efforts on suburban growth. According to a first-quarter 2026 report compiled by Realtor.com and the National Association of Realtors, builders are actively employing discounts to attract buyers, aiming to align with a softer demand environment. Despite these incentives, the base prices for newly built residences have largely remained stable.
The median advertised price for a newly constructed dwelling reached $449,373 during the initial three months of 2026. This figure notably surpasses the median for homes previously occupied, which stood at $379,974. The observed price difference of $69,399 indicates a substantial premium for brand-new properties.
HousingWire reports that during the first quarter of last year, the price difference was $60,200. This suggests that the gap between new and existing home prices has expanded by over $9,000 in a year, representing an increase of approximately 15% in the premium for new builds.
Builders are utilizing various strategies to facilitate sales in a market with dampened demand. These tactics include offering design upgrades, contributing to closing costs, and providing mortgage rate buydowns. Such incentives effectively reduce the overall cost for the buyer without altering the listed purchase price of the home.
Conversely, the resale market shows a different trend. Data indicates a decline in the value of existing homes, with their median price falling 1.8% from the previous quarter and 0.4% from the prior year. This decrease was observed across both single-family homes and condominiums. For single-family residences, the median price was $385,847, while condos were priced at $338,000.
This divergence in pricing strategies and market performance between new construction and existing homes highlights a complex real estate environment where buyers face different considerations depending on their preference for a new or previously owned property. The continued efforts by builders to offer concessions suggest a proactive approach to maintain sales volume amidst changing market dynamics.
