CrossAmerica Partners LP has announced a major extension of its lease agreement with Getty Realty Corp., securing the operational future of 188 retail sites under the Getty brand. This updated leasing arrangement will remain in effect until the conclusion of 2037, a considerable extension from its previous expiration in 2029.
According to Seeking Alpha, this renegotiated lease encompasses 176 properties that were already part of an existing agreement, along with an additional twelve sites that were previously under a separate lease structure. These twelve locations will now be integrated into the broader master lease framework, streamlining CrossAmerica's operational oversight and rental obligations.
The financial implications of this extended agreement include an increase in the annual aggregate base rent, which will rise from an initial $32.4 million to $36.4 million. This adjusted rental payment is set to take effect from January 1, 2025. Following this initial adjustment, the lease stipulates subsequent annual increases of 1.5% starting from January 1, 2026, and continuing until the agreement's termination.
Simultaneously, CrossAmerica Partners has publicly articulated a new financial objective, targeting a net leverage ratio of approximately 4.0x. This strategic leverage target is intended to optimize the company's capital structure and provide flexibility for future growth initiatives. The firm anticipates achieving this leverage objective by the culmination of the year 2025.
The company's management has expressed confidence that this extended lease with Getty and the revised financial strategy will contribute to enhanced operational efficiency and long-term value creation for its stakeholders. This move is seen as a foundational step in solidifying CrossAmerica's presence in the retail fuel and convenience store sector, providing a stable platform for continued operations and potential expansion in the coming decade.
